How much are buyer closing costs in Destin, Florida?

On a financed Destin home, plan for buyer closing costs of about 2.5% to 4% of the price, which works out to roughly $19,000 on a $640,000 home in 2026. That number is on top of your down payment. About half of it is prepaid insurance, taxes, and interest rather than fees, and the rest is Florida's mortgage taxes, lender charges, and title company costs. Cash buyers pay far less, usually $2,000 to $5,000 before insurance.

Most buyers I work with have their down payment figured out to the dollar. The surprise comes a few days after the offer, when the lender's Loan Estimate asks for almost $19,000 more on a $640,000 Destin house.

Nobody is overcharging you. About $2,800 of that is two Florida taxes that most other states don't have. Another $10,500 is insurance, taxes, and interest you'd pay eventually anyway, collected up front. The rest is normal lender and title company fees.

Below is every line, what it costs on a real Destin purchase, and where you have room to negotiate.

Every buyer closing cost on a $640,000 Destin home

The example below uses a $640,000 home in Okaloosa County, 20% down ($128,000), and a $512,000 loan at about 6.95%, the national 30-year average Freddie Mac reported on September 17, 2026. It assumes a single-family home outside a flood zone, with no HOA, and a mid-October closing.

A few of these need a word of explanation.

The two mortgage taxes. Florida charges Documentary Stamp Tax on the promissory note (your written promise to repay the loan) and a separate intangible tax on the mortgage itself. Together they run 0.55% of your loan amount, or $2,816 on a $512,000 loan. They only apply if you borrow. The bigger Documentary Stamp Tax you may have heard about, $0.70 per $100 on the deed, is the seller's by custom: $4,480 on this sale.

Your escrow account. This is the account your lender uses to pay your property tax and insurance bills for you, funded by part of each monthly payment. At closing, the lender collects a starting cushion. Here that's about 3 months of Okaloosa County property tax ($320 a month at roughly 0.60%) and 3 months of insurance ($542 a month). A fall closing can push this higher, because Florida tax bills go out in November.

Prepaid interest. Your first mortgage payment isn't due until the first of the month after next. The lender collects interest from your closing day to the end of that month at closing. On this loan it's about $97 a day, so closing with 15 days left in the month costs about $1,460 and closing with 3 days left costs about $290.

The costs that don't show up on the Loan Estimate

Some money leaves your account before closing day and never appears in that $18,863.

  • Home inspection: usually a few hundred dollars, paid to the inspector directly. We broke down what a home inspection costs in Destin and which add-ons are worth it.
  • Wind mitigation and four-point inspections: $75 to $150 for the wind report, which can cut your insurance bill by far more than it costs.
  • Earnest money: the deposit that shows the seller you're serious, often 1% to 3% of the price ($6,400 to $19,200 here). It isn't an extra cost. It gets credited toward your cash to close.

Insurance deserves a closer look, because it's the single biggest swing factor on this coast. The $6,500 in the table is a middle-of-the-road number for a home near US-98. Inland Niceville or Crestview can come in around $3,000 to $5,500, and Gulf-front homes commonly run $12,000 or more. Five things that push your number higher

The $18,863 example is a clean, simple purchase. These are the things that change it, in dollars.

  1. A flood zone. If the lender's flood check puts the home in a high-risk zone, flood insurance is required and the first year is due at closing. That's roughly $2,000 to $8,000 in an AE zone and $5,000 to $15,000 or more in a VE zone on the beach.
  2. An HOA or condo association. Expect an estoppel certificate, the association's written statement of what the seller owes in dues. Florida caps that fee at $299, plus $119 if it's rushed. Some communities also charge a transfer or application fee, and a few charge a one-time capital contribution. Ask for the fee schedule the day your contract is signed.
  3. Who pays the owner's title policy. The owner's policy protects you if someone later claims an ownership problem that existed before you bought. In Okaloosa County the seller customarily pays it. In Walton County, including Santa Rosa Beach and 30A, practice varies, and the contract has a box that decides it. At Florida's state-set rates, the owner's policy on a $640,000 home is about $3,275, so read that box carefully.
  4. Discount points. Paying 1 point (1% of the loan, or $5,120 here) to lower your rate adds directly to closing costs. With rates near 7%, many buyers are doing it. Run the break-even with your lender.
  5. A second home or investment loan. Lenders often ask for more down and more reserves, and pricing can run higher. The closing cost lines stay the same, but the dollar amounts tied to your loan go up with it.

Cash buyers skip the two mortgage taxes, lender fees, appraisal, escrow cushion, and prepaid interest. What's left is settlement and recording, an optional survey, and insurance you'll want anyway. Most cash purchases in Destin close for $2,000 to $5,000 in fees before insurance.

VA buyers stationed at Eglin AFB or Hurlburt Field can buy with no down payment, but the VA funding fee on a first-use, zero-down loan is currently 2.15%. That's $13,760 on a $640,000 home, and most veterans roll it into the loan instead of paying cash. Veterans with a service-connected disability rating are usually exempt.

Credits that bring your number down

Two credits reduce your cash to close, and one of them happens automatically.

The property tax credit. Florida property taxes are paid in arrears, meaning the bill for 2026 isn't due until November 2026. At closing, the seller credits you for their share of the year. On a mid-October closing with a $3,840 tax bill, that's about $3,030 back to you. One caution: the credit is based on the seller's bill, and your own bill next year can be higher once the home is reassessed at your price. We covered that in the truth about property taxes.

A seller credit toward closing costs. This is where the current market helps you. Destin homes are taking roughly 100 to 117 days to sell, and the typical home has been selling about 5% under its list price, as we laid out in how much below asking to offer in Destin. A seller facing that math will often agree to pay part of your closing costs.

Conventional loans cap the credit based on your down payment. On a primary or second home, the limit is 3% of the price with less than 10% down, 6% with 10% to 25% down, and 9% with more than 25% down. Investment properties are capped at 2%. With 20% down on a $640,000 home, the seller could legally cover up to $38,400, far more than your actual costs.

Whether a credit beats a lower price depends on what you're short on. A $15,000 seller credit puts $15,000 back in your pocket at closing. A $15,000 price cut saves you only $3,000 in down payment up front, then about $79 a month on the mortgage for as long as you keep the loan. If cash is tight, take the credit. If you plan to hold the loan for a long time and have the cash, the lower price usually wins.

Your cash to close, all in

For the $640,000 example, the full picture looks like this:

  • Down payment: $128,000
  • Closing costs and prepaids: $18,863
  • Less the seller's property tax credit: minus $3,030
  • Estimated cash to close: about $143,800, with your earnest money counted toward it

Your lender has to send a Loan Estimate within 3 business days of your application and a final Closing Disclosure at least 3 business days before you sign. Compare the two line by line. If anything moved by more than a few hundred dollars, ask why before closing day.

One last safety rule. Wire fraud targets real estate closings everywhere, usually through a fake email with new wiring instructions. Before you send a dollar, call the title company at a number you looked up yourself and confirm the account.
